A renewal offer is an opening number. Answer with data.

If rents near you rose 1%, an 8% increase isn't “the market”, and you can say so with a source. Keeping a good tenant matters too: a single empty month costs your landlord a full month of rent.

Questions

›I live in a luxury building. Does this still work?

Area data describes the middle of the market, so it can't price a luxury or brand-new unit, and we won't pretend it can. Pick "Luxury or new building" and add two or three similar listings (same size, similar building, nearby; units in your own building are ideal). We then compare against those instead.

›Can I check a listing before I sign?

Yes. Choose "Checking a listing", enter the listed rent, and add similar listings if you have them. If it's priced high, the rent reduction kit writes a message to the leasing office asking for a lower rent or a concession, plus a script for the tour or call.

›Where does the data come from?

Rents and one-year trends come from the Zillow Observed Rent Index (ZORI), which tracks typical asking rents by ZIP code, city and metro every month. We adjust for bedroom count using U.S. Census Bureau American Community Survey ratios for your ZIP, your state, or the country, in that order.

›Is this legal advice?

No. It's market data and a well-written letter. Rent increase rules and notice periods vary by state and city; if you think an increase breaks a local rule, contact a local tenant organization or attorney.

›What if my ZIP isn't covered?

Zillow's index covers about 8,500 ZIP codes, mostly in metro areas. If yours isn't one of them, we'll ask for the nearest city instead and say so on the result.

›Do you store what I type?

The free check stores nothing: the numbers live in the page address so you can share it. If you buy a kit, we keep it so your private link works. See the privacy page.
